If you intend to make any changes to the external aspect of your property or land, or carry out any work that will involve Building Regulations or Planning Permission, you need DPML Trustee authorisation to carry out the work. You can find the change request forms below, please check you are using the correct form for the type of work you plan to carry out.
All change requests are subject to a 14 day consultation period, during which any Delamere Park Resident may submit comments or objections about the proposed work to the Trustees in writing. It is possible that the Trustees may request additional information before they formally consider your request and in some cases the consultation period may need to be extended to allow plot owners to consider this additional information.
Once the consultation period has ended the Trustees (during the next scheduled Trustee meeting) will discuss all change request applications that have been received and will then issue their decisions in writing.
Decisions will only be given after the following conditions have been met:
All ‘Approved’ property changes must be carried out in accordance with any stipulations given by the Trustees in the decision letter. All works must be completed within 3 years of the ‘Approved’ date. If for any reason you are unable to progress with your planned work within this timeframe, you will be required to re-apply for property change approval.

When submitting a request for landscaping work or to erect a new structure without foundations, a hand drawn sketch or plan which shows the location of the planned work is essential. Any structures to be erected should be described in terms of their materials, colour and final dimensions including the height.

In the rear/private garden any low-level changes (below 2 meters in height) to paths or decking are acceptable and do not require permission.

Permitted Development Rights are suspended for all properties on Delamere Park, any work that would normally fall under permitted development will therefore require planning permission from CW&C.

If you believe that planning approval is not required for your work you will need to contact Cheshire West and Chester Planning Department to obtain either full planning permission or a document stating that planning permission is not required before a Trustee decision will be given.
When requesting authorisation to work on a tree or hedgerow with a TPO/protection order, the CWAC TPO application reference number must be included on your form, you will therefore be require to apply to CW&C before submitting your application to the DPML Trustees. A hand drawn sketch showing the location of the planned work in relation to your property, and any boundary features, will also be required.

Please note that all changes (either removal or planting) to trees in the front or open plan part of a property require Trustee approval. This type of work should be applied for on form 2 (Landscaping work) above
It is not necessary to apply for permission to change trees within the enclosed rear garden of your property unless it is subject to a TPO or is in a protected area (see link below to check TPO status). However, there are a few older trees on the Park which form part of the history of the Park and are visible on photographs from the days of the army camp or Delamere Manor etc. These heritage trees do form part of the Landscaping scheme of the Park and any work on them does fall under the remit of Clause 10 of the Covenant and will require prior Trustee approval to be worked on.
